Aligning our interests
based on a partnership approach
OpenBox developed the "Co Design&Build" solution to facilitate the design and build of industrial, logistics and office building projects.
Our "Co-Design&Build" solution is more than just a new way of doing things, it is a truly disruptive innovation within the market. It represents a complete reimagining of the relationship between the project owner and the builder, and marks a shift from an approach leading for conflict of interest to one leading for dynamic collaboration.

A INNOVATIVE SOLUTION
We live in a changing world. Accessing information has never been easier. Companies are working in a more collaborative way. Products and services are more tailored to the specific needs of customers, who are in turn more involved and better informed.
In the area of commercial buildings, the design and construction sector needs to embrace these new changes and move away from the outdated approach offered until now.
Since the financial and economic crises, buildings are now less standardised than they were before and are often designed around specific requirements requested by customers who are increasingly competent and structured in their approach. In a competitive market, and taking into account the levels of investment at play, it is essential for customers to feel confident about the performance and the competitiveness of real estate solutions.
Customers are focused on the detail of their projects, from the location of the building, to funding, specifications, commissioning and subsequent upkeep and maintenance of the building. This is where the one-size-fits-all approach and lack of transparency so inherent in traditional design and construction solutions start to show cracks – that model no longer works for every customer. However, foregoing guarantees in relation to price, schedules and services in favour of a project management solution is not a valid alternative either.
By combining the guarantees offered by a real-estate development contract (CPI) with the transparency of a project management contract, the "Co Design&Build" model offers a solution that is innovative, forward-thinking and collaborative.

Transparency is about moving away from a situation where the designer/builder acquires and retains information for their sole benefit. It's about sharing the power that accrues from the acquisition of technical and financial information for the benefit of the project and all stakeholders involved. The work agreed is documented in the contract and described in precise detail to avoid misinterpretation. Examples of information shared with the customer can range from purchase prices and quantities, solutions that have been designed, purchased and implemented, as well as the latest status of the schedule and the accounts. Customers are free to attend all meetings (design meetings, purchasing meetings, site meetings, etc.).
- All information is shared
- All meetings are open
Collaboration is about assessing the various scenarios, risks and solutions together. OpenBox is accountable during every stage of the value-adding processes – OpenBox is solely responsible for all decisions. This collaboration is based on open dialogue, as the project owner's expertise and understanding of the requirements are combined with proven solutions to enrich the project. Project control on the part of the customer is managed on a continuous basis, rather than after the fact. This makes for greater efficiency
- Decisions are shared but ultimate responsibility remains with OpenBox
- Open dialogue, flexibility
The sharing of savings is possible thanks to a unique legal framework that is binding for OpenBox and completely secures all transactions for the customer. This involves more than just a mid-way assessment of savings at the procurement stage; The assessment is carried out on completion of the project on the basis of certified accounts.
- Partnership approach
- Shared savings
Benefits of the
"Co Design&Build" solution
• Adaptability and transparency: All of the adaptability and transparency of project management with the guarantees of a turn-key solution.

PRINCING IS NO LONGER TABOO!
The skills and expertise of OpenBox's employees backed by the (technical and financial) guarantees provided by BEG Ingénierie have enabled the company to put itself in the running for large-scale projects, both in terms of budget and challenges involved.
Yet, right from the start, OpenBox has been mindful of the need to control its overheads through collaboration with various partners in matters relating to labour issues, finance and legal regulations. Specialised engineering tasks, such as the creation of work packages, for example, are always entrusted to BEG Ingénierie or third-party partners. By converting fixed costs into variable costs, OpenBox is in a position to take on the role of designer-builder backed by a performance guarantee and competitive pricing. OpenBox's fees are completely transparent and based on the purchase prices agreed with suppliers. Improving the cost-effectiveness of a project delivers the following benefits:
