A 37,700m² logistics building
for ba&sh and SeD Supply Chain Solutions

BACKGROUND
The Butte aux Bergers Park in Louvres, which houses the building, is located in a new economic business hub spanning more than 60 hectares, thereby offering an ideal location at the centre of a multimodal transport network.
Located 20kms outside of Paris, it lies in the immediate proximity of Roissy-Charles de Gaulle and the Bourget business airport. This innovation and growth hub, at the confluence of the A1 and A3 roads and linked to the Francilienne via the new interchange built by the Roissy Pays de France Conurbation Authority, is also linked to the public transport system through the RER D and numerous bus and coach lines.
Realised by Grand Paris Aménagement in partnership with the Roissy Pays de France Conurbation Authority, its economic development agency Roissy Dev, and the Louvres Town Hall, the Butte aux Bergers Park has been developed with a strong commitment towards the environment and the desire to build to high standards. BARJANE was therefore a natural choice for its eight-hectare property development project.
THE PROJECT
BARJANE selected OpenBox to construct this building. It required meeting exacting standards of a high architectural, landscaping and environmental calibre and being able to comfortably host cutting-edge logistics activities.

With its high environmental and architectural standards, HQE Excellent certification and careful consideration of architectural aspects, the building lends itself to the operational processes of its future tenants: ba&sh and SeD Supply Chain Solutions.
ba&sh is due to occupy a logistics unit covering 12,000m² with approximately 750m² of office space
The size of this new warehouse and its layout ensures its ability to absorb increasing and complex logistics flows arising from the brand’s intense growth and international expansion. The unit will be mechanised to facilitate the standardisation and handling of logistics flows.
The flooring is designed to accommodate mass storage, on racks or mezzanine levels.
SeD Supply Chain Solutions will extend over 24,000m² with 500m² of office space.
Following in the footsteps of Les Hauts-de-France in the Delta 3 Zone in Dourges, SeD Supply Chain Solutions is looking to establish a new generation logistics building in the North-Ile de France region.
The building, with a clearance height of 12.20m, will offer SeD Supply Chain clients a mechanical reduction of 20% on the cost of pallet storage.

METHODOLOGY
All of the project phases will be underpinned by the innovative Co Design&Build method based on transparency and collaboration between the various stakeholders, and favouring co-design to benefit the overall development.
The requirements for HQE Excellent certification are integrated from the design phase, and they remain a project priority.
To ensure target performance standards are met, OpenBox nominates from amongst its team members an HQE and an “eco” work site representative.
A seamless partnership has been forged between OpenBox and BARJANE, especially in the environmental domain.
The project is due to receive dual ISO 14001 and HQE Excellent certification.
The aim is for this new 37,700m² site to become HQE-certified, while it will also benefit from the latest innovations in terms of renewable energy, the optimisation of consumption and reduction of maintenance costs
