BACKGROUND
BBL Transport has a consolidated turnover of more than €140 million. Following the acquisition of Transports Charvin by BBL Transport, the two companies decided to centralise their activities at the same site in Saint-Quentin-Fallavier in the French department of Isère. The real-estate investment partnership (SCI) that was set up for this purpose identified a site and designed a project in collaboration with architectural firm Soho Atlas and project management assistance consultants Sara Développement. The tender for construction of the new premises was won by OpenBox.

All decisions were made with a single objective in mind: to ensure that the group's shipping company customers continued to receive the same level of high-quality service as before. With fixed lease-end dates, the schedule was a particular challenge.
The project was designed and executed based on an owner-operator model. Particular attention was paid to the architecture, the choice of materials and the need for flexible use.

Even before the tendering phase, OpenBox's involvement was consistently focused on providing the best possible service:

· Facilitating introductions An in-depth understanding of Charvin's company culture and the constraints they face, coupled with decisive support for its real estate strategy, is what made the difference in the final stages of the highly competitive tendering process that took place in spring 2017.
OpenBox did not delay in committing to a competitive price and schedule in order to safeguard the final delivery date of the project.
Although the project had taken longer than planned to get off the ground, pushing back the final delivery date was not an option. Against this background, OpenBox's unique governance model enabled it to support BBL in a flexible way while also sharing certain risks.
